The unit is the thing you lease. It carries the bedroom and bathroom count, square footage, floor, parking space, the market rent you would ask for it today, and the date it becomes available.

Units in the menu is not a list of everything you own — it is the vacancy board. It opens showing the units that are vacant, listed or in turnover, across every property, with how many days each one has been sitting. That is the list a leasing agent works from in the morning. A unit's status follows its lease

You do not set a unit to occupied. Haven does it, from the lease, every time a lease is created or its status changes:

An active lease, or one where notice has been given, makes the unit occupied.
A lease awaiting signature makes it reserved, so nobody shows it twice.
A lease that has ended or been terminated puts it in turnover.
A draft lease changes nothing at all.

The one status Haven will never overwrite is offline. A unit you have taken out of service for a renovation stays out of service until you put it back, whatever happens to leases around it.

Market rent is not decoration. It is what the vacancy loss figure on the rent roll is calculated at, what the occupancy report prices economic vacancy at, and what a converted application uses as the rent on the new lease. Keeping it honest is worth the five minutes.
