Renters

A renter is a person, not a tenancy. That distinction is the reason the rest of Haven holds together: roommates are two people on one lease, a renewal is a new lease for the same person, and somebody who moves out and comes back three years later is the same record with their whole history still attached.

The record holds name, email, a phone number and an alternate, which of the two they would rather be contacted on, date of birth, a mailing address, an emergency contact, and a status that moves with the relationship: prospect, applicant, current, notice, former or evicted. Creating a lease moves a prospect or applicant to current on its own.

Text-message consent

If you collect permission to text a renter, the record keeps the proof — that they agreed, and when. It is one field, and it is the field that matters if anyone ever asks whether you had permission.

Charging one person for one thing

The renter page can post a single charge to that person's current lease — a utility bill, a one-off charge, a late fee, a deposit. Note that it attaches to the lease, which is deliberate: every liable roommate sees it, because every liable roommate owes it.
