Leases

A lease joins renters to a unit for a term at a rent. It is where the money is defined, so it carries more settings than anything else in Haven:

• Term — start, end, length in months, and the move-in date.
• Rent — the amount, the day of the month it is due, and any recurring extras: pet rent, parking, storage, and one more you can label yourself.
• Late fees — grace days, and a fee that is either a flat amount or a percentage of rent.
• Deposit — the amount, which is posted as a charge at the start of the lease and tracked as money you hold rather than money you earned.
• The household — adults, minors, pets and whether they are allowed, vehicles, and whether renters insurance is required.
• Notice — how many days of notice the lease requires, which is what the notice deadline is worked out from.

Add the renters as you create it. The first one is the primary renter and the rest are co-renters; you can also attach a guarantor or an occupant afterwards. Creating the lease sets the unit's status, posts the deposit, and turns the renters into current renters.

Statuses, and what each one means

• Draft — being written. It changes nothing, bills nothing, and does not touch the unit.
• Awaiting signature — agreed but not signed. The unit is reserved.
• Active — live. This is what the billing run bills.
• Notice given — still live and still billed, but the move-out is known and the calendar and dashboard start counting.
• Ended or terminated — over. The unit goes into turnover.
• Renewed — superseded by a newer lease, which is linked from it.

Renewing

A renewal creates a new lease awaiting signature, with the new rent and dates, carrying the same renters across; the old lease is marked renewed and links to it. The old term's rent and dates are never edited, so last year's books stay exactly as they were. The deposit is not charged again.
