The rent roll and the monthly billing run
The rent roll is every unit you have, with its current lease, the people on it, what it is billed, and what it owes right now. Filter it to the delinquent or to the vacant. The totals at the top include vacancy loss — the market rent of the units with nobody in them — which is the number that makes an empty unit feel like the expense it is.
The billing run
Rent does not post itself. Once a month you run the billing run, and that is deliberate: a billing run is the least reversible thing in the product, so it happens when a person decides it does, not while nobody is watching.
- Open Billing run and check the month. It opens on the current one; you can choose another.
- Read the preview. It lists every active lease, what would be posted, the total, and which leases are already billed for that month.
- Post it. Rent, pet rent, parking, storage and your own labeled extra go onto each lease's ledger, dated the due day.
Running it twice is safe. A lease already billed for that month is skipped, not billed again, so a second press after an interruption cannot double-charge anybody. Leases that have not started yet, or have already ended, are skipped too. A due day of the 31st lands on the last day of a short month.
Late fees
Late fees are also a run you start. Haven looks at every active lease with a late fee set, checks whether the grace period has passed, and posts the fee — flat or a percentage of rent — only where the balance was still unpaid at the end of grace. It is idempotent per lease per month, so a second run on the same day charges nobody twice.
