Find it Leasing Applications

An application is somebody who wants a unit. Staff enter it — there is no public application form — and it gets a reference of its own, like APP-2026-0014, numbered from the start of each year.

Name the unit they applied for wherever you can. It is optional on the form, but converting an approved application into a lease needs one. The application carries the applicant's details, their income, their desired move-in date and term, and the application fee from your screening settings.

Pay stubs, an ID, a prior landlord reference: upload them against the application, up to 8 MB each.

The decision

Record one of four outcomes — approve, approve with conditions, decline, or withdraw — with the reason and any conditions. Haven stamps who decided and when, and works out whether an adverse-action notice is owed. See Screening and the decision.

Turning an approved application into a lease

Convert does the typing for you, once, on an approved application. It reuses a renter with the same email address or creates one, drafts a lease awaiting signature on the unit at its market rent using your rent-policy defaults and the applicant's desired move-in and term, attaches them as the primary renter, and reserves the unit. Both the renter and the lease are linked back onto the application, so the file stays readable a year later.

Check the deposit on a converted lease. Conversion sets the deposit amount but does not post the deposit charge the way creating a lease by hand does. If you take a deposit, add it from the renter page.
