Payments

Record what came in, against the lease it came in for: ACH, card, cash, check with its number, money order, or something else. Haven keeps the date, the method, the reference and who recorded it.

Pending versus received

A payment is recorded as either received or pending, and the difference matters: only a received payment credits the ledger. A bank transfer you have been told about but not seen clear does not make a renter look paid. Settle it later — to received, failed or canceled — and the credit posts at that point.

When a payment comes back

A returned payment is recorded with its bank return code, which Haven keeps in the renter's history. The original payment stays and is marked returned; a reversal and your returned-payment fee post on top. You can waive the fee on any individual return.

There is no way to quietly undo a received payment, and that is on purpose. Money that arrived and then came back is two events, and the ledger says so.
